STABILIZE FIRST
• Safety, weather exposure, water, power, HVAC, security, sanitation, and systems protecting the property.
• Essential recurring services that should continue while ownership, occupancy, or sale decisions are unresolved. Negotiation and continuation becomes important when specific funds are not currently available.
• Conditions that need photographs, professional assessment, insurer notice, or family approval before work begins.
SEQUENCE THE WORK
A cleanout can expose repairs. Will expose needed repairs. Repairs may need to precede painting. Appraisal, insurance, probate, occupancy, or listing decisions may require the property to remain unchanged and unprepared…until and unless it is documented. Define dependencies and approval checkpoints before scheduling.
HOW WE HELP
We create the property work plan, prepare scopes, coordinate qualified vendors, manage authorized access, normalize estimates, track changes and completion, and preserve before-and-after records. Vendors contract directly with the family unless a separate service agreement states otherwise. We do not perform licensed trades, inspect property, guarantee vendor work, or provide legal, insurance, appraisal, or real-estate advice, but we can help manage those that do.
