The right vendor is only useful when the scope and sequence are defined and clear.

Families don’t need more people and companies to call. They need the right provider for the right job, at the right point in the transition; with access, approvals, and follow-through already planned.

DEFINE THE JOB

• The outcome, location, urgency, dependencies, and what is outside the scope and not approved.

• Who may approve the work, the budget or spending thresholds, and the required documentation.

• Site access, occupied or vacant conditions, pets, utilities, security, parking, and available hours.

• Any license, insurance, permit, specialist, disposal, or chain-of-custody requirements.

COMPARE ON THE SAME TERMS

Review scope, exclusions, price structure, payment schedule, availability, duration, credentials, warranties, change-order process, and who will actually perform the work. A low estimate is not comparable if it omits access, hauling, materials, protection, comparable insurance or closeout.

HOW WE HELP

We prepare the scope, identify and coordinate candidate vendors, normalize bids, schedule walkthroughs, manage authorized access, track approvals and changes, document completion, and reconcile invoices to the agreed work. Vendors contract directly with the family unless a separate service agreement states otherwise, but a project manager is vital when dealing with all the vendors who can be involved with an estate closure. We do not guarantee vendor performance or provide licensed trade, legal, tax, or insurance advice, but we can organize work and activity.
